Portfolio for Facilities Management

For Facilites Management, we had to carried out one part of the assignment regarding building and their facilities. Each group will have different locations to handle. For my group, we had to find shop-office, condominium more than 15 storeys, guarded and gated link house within built one plot of land, retail mall or hypermarket building, one link factory and one bungalow factory in KL.

First of all, my group had selected shop-office at Jalan Telawi for our assignment.

Throughout this assignment, we had learned some buildings and their facilities. Besides that, we also learned how to differentiate the management status of the building. Some of the buildings are under Developer, some under JMB, some under MC and others under COB.

Portfolio for Development Economics

This module has a group assignment which enable me to put theories regarding development appraisals into practice. This group assignment requires student to calculate the total development cost and gross development value of the project that is given.

Besides that, I also learned in-depth on property development, property investment, factors in property development, development finance, cost benefit analysis and market research which helps me to understand professional practice on development economics field.

Other than that, I also learned to locate, extract, synthesise and utilise information effectively by doing group assignments as some of the details given in the group assignment required to use and few are not. For example, I need to figure out how much is the effective development area and how many number of units can be built for double storey shop/office, double storey terrace and double-storey low cost for the proposed development project. Hence, I also need to think critically and creatively on the arrangement of the units for each type of houses. In addition to that, I also need to analyse problems and achieve an effective solutions for that.

Besides that, I also need to be aware and form opinions from diverse perspectives as different people will have different opinions on the number of units for each type of houses that can be built for the group assignment.

Portfolio for Research Dissertation

This module provides an understanding of how to do a proper research dissertation. The research dissertation that need to be done consists of 5 chapters which are:

Chapter 1: Introduction
Chapter 2: Literature Review
Chapter 3: Research Methodology
Chapter 4: Data Analysis
Chapter 5: Conclusion

Besides that, this module requires me to learn independently as literature review need to be found independently through accessing to the website. I also learned more about different types of research techniques and what are their advantages and disadvantages. Furthermore, I also learned how to collect data that required and how to analyse the data that is being collected by using the appropriate techniques. Furthermore, it also require me to extract/use the information effectively by choosing the articles/journals which are useful/related to my title. Research dissertation also requires me to think critically and creatively when creating the title and analysing the data. In addition to that, problems need to be analysed by reading article/newspaper in order to form the problem statement for my research dissertation.

Other than that, this research dissertation also help me to be more aware of the latest information/news which  happened in the construction industry recently/in recent years. Furthermore, this module also provide me a chance to effective use of information and related technologies by finding journal/article through google scholar, sciencedirect, scopus and some other journal website.

This module consists of 12 chapters which are:

The learning outcome of this module are:
(a) Identify the relevant time to carry out Value Engineering on different construction phases
(b) Recognize and recall the contribution of the value engineering/value management in the development process
(c) Apply the value management to a value outcome in the decision making process
(d) Analyse the cost and value implications of project scope and generate a Job Plan for the implementation of Value Management Workshop

There is a group assignment  for this module which a case study report for project implementing Value Management in the Construction Industry need to be prepared. For my group, we selected 41 units of 2 storeys of terrace/link house at Ambang Botanic 2, Klang.

      From this project, I learned how to do functional analysis (criteria scoring matrix), summary of cost analysis and action plan in this project which shows that I am able to put theories into practice, understand ethical issues in the context of cost value engineering and understand professional practice within cost value engineering. Besides that, I also learned more about how to select which material to be used.

Besides that, I learned to understand team dynamics and mobilize the power of teams throughout this assignment. Furthermore, this assignment also requires leadership. In addition to that, I also learned how to effective use the information that I had by searching information through website and obtaining relevant information from the particular company.


Portfolio for Construction Law

This module assists me to understand more about construction law in Malaysia. The topics are being covered in Construction Law are:

Two courseworks are being given under this module which are seminar and loss & expense assessment. There will be different seminar leaders for each week. Students had to revise what had been taught in the lecture class and case laws regarding that chapter will be explained further. By this, I have learned how to be more confident on myself by carrying out the presentation, this would help if I need to do presentation to the client, I would be confident of myself. Besides that, I learned lots of case law throughout this seminar as all the case law are being explained clearly by providing description and what's the court decision.

Loss & expense assessment is a group assignment. This assignment helps me to understand team dynamics and mobilise the power of teams and assume leadership. I learned how to access a project's loss & expense claim. Besides that, I also learned how to assess the preliminaries item by dividing them into initial cost, recurring cost and completion cost. There is also assessment on legal factor for this assignment which shows that I am able to analyze, interpret and apply the relevant clause/law. Furthermore, there is a column about the general assessment of all the loss & expense claim which enable me to providing evidence of reasoned advice regarding to the contractual claims and interpretation of any discrepancies of the loss & expense claim. By doing this assignment, it enable me to put theories into practice, understand ethical issue and professional practice of construction law.

There are two assignments for these subject which are seminar and group assignments. I have learned that seminar helped to revise what had been taught during the lecture. In addition to that, it also helped to build up own's confidence so that in future may feel comfortable when talking to client or other people in the construction field.

Besides that, I have learned that how to prepare final account for the group assignments. Furthermore, I also learned how to write a report properly.


Portfolio for Measurement 5

Mechanical and electrical works and civil works are being covered in Measurement 5. Under mechanical and electrical works, there are few topics being covered which are as below:

For civil works, the topics that are being covered are:

For measurement 5, there are a group assignment which related to earthworks. In that assignment, I learned how to count the cut and fill area. Besides that, I also learned how to use the simpson's formula for area which is:
Area = D/3(K+4M+2L) 
where D=offset interval, 
K= sum of first and last offset,
M=sum of even offsets
L=sum of odd offsets. 

Whereas for Simpson's formula for volume is:
Volume= P/3[(A1+4(A2)+2(A3)+4(A4)+A5]
